Cracked Roof Vent Found During Inspection - Here's Why It Matters image

A cracked roof vent is one of those things that's easy to overlook - until it becomes a much bigger problem. We flagged one during a recent inspection, and it's a good example of exactly why routine roof checks matter.

Builders commonly install plastic roof vents because they're cheap. The problem is that plastic doesn't hold up over time. UV exposure, temperature swings, and general weathering cause them to become brittle and crack. Once that crack forms, water has a direct path into your roof system.

Here's where it gets costly. Water intrusion around a vent doesn't always show up right away inside your home. It works its way down slowly - soaking into the decking, weakening the structure, and sometimes causing mold before you ever see a stain on your ceiling. By then, you're not just replacing a vent. You're looking at decking repairs, insulation replacement, and potentially interior work too.

That's the whole point of a proper roof inspection. We're not just doing a quick walk-around. We're getting up close and looking at every component - vents, flashing, shingles, penetrations - because that's where problems hide. Catching something like a cracked vent early is the difference between a small repair and a major headache.

If your roof hasn't been looked at in a while, fall is a smart time to get it done before winter weather puts any existing weak spots to the test. Small issues don't fix themselves, and the longer they sit, the more damage they can cause.
